Fixers or “flips” are a unique part of the real estate industry.  These are houses that for one reason or another have come into various states of disrepair.  The idea of a “flip” is to buy them  quickly, fix them inexpensively ( notice I did not say cheaply) , and sell them quickly.

 

 There is a wide range of conditions for these properties.  On one end of the spectrum you could simply need to clean up and paint the property.  On the other end of the spectrum you could have severe mechanical and foundation issues that need to be resolved.  There are 5 steps to a successful flip:
